Please note that this is a fairly detailed summary of the policy wording but is not the wording itself. The actual policy wording can be downloaded and read under the “Useful Info” section below and we strongly encourage you to do so.
Summary of the Policy wording
The Policy Summary laid out here is extracted from the Stor-Age Rental Agreement concluded between Stor-Age and its Tenants. In terms of this references to “We” , “Us” , “Our” and the like refer to Stor-Age and refernces to “You” , “Your” and the like refer to Tenants of Stor-Age.
- It is declared and understood that we have an insurance policy in place for our customer’s goods stored at our stores. Any benefit you may receive from our policy requires that You are accordingly subject to all terms, exceptions and conditions of the Policy, certain of which are set out below. The complete terms, exceptions and conditions of the Policy are available on this website, a copy of which is also available from the staff at the Stor-Age Store. Accordingly any payment, replacement, reinstatement or repair to which You may be entitled in terms of the Policy is entirely dependent on Stor-Age receiving final payment from Our insurers or entitlement to replacement, reinstatement or repair in terms of the Policy. Please note that the information that follows does not constitute the Policy wording, but is included to serve as an aid to Your understanding of the cover provided or excluded by the Policy.
- Your ability to benefit from our Policy is conditional upon the prior payment of the agreed Rental and Fees by or on behalf of You and receipt thereof by or on behalf of Stor-Age.
General exceptions
- The Policy does not cover loss of or damage to Goods related to or caused by those perils and causes generally referred to as War, Riot, Terrorism, Political or Civil Unrest as are detailed in the full Policy wording.
- We and our insurers will not be liable for consequential or indirect loss suffered by You and will not be obliged to pay You for such loss. Examples of consequential or indirect loss are: (1) Replacement of locks if keys are destroyed; (2) Any profit lost due to stock being destroyed.
- If We or Our insurers allege that, by reason of the clauses 3 and 4, loss or damage is not covered by the Policy, the burden of proving the contrary shall rest with You.
- In terms of the Policy, You will be covered for the following Insured Perils:
- Insured Perils is defined as actual sudden physical loss or damage to Your Goods stored in the Storage Unit caused by burst pipes, escape of water, Theft accompanied by forcible and violent entry or exit to Your Storage Unit, fire, lightning, explosion, earthquake, storm, flood, malicious damage and impact by vehicles or aircraft.
- Please note that all is limited to a maximum sum insured dependant on the level of cover you have chosen (as detailed in the table below) or the sum insured You have elected and inserted on the Rental Schedule of the Agreement, whichever is the lower amount.
- These Insured Perils do not cover damage caused by vermin, wear and tear or gradual deterioration.
The available limits of indemnity are as follows:

Excluded Goods
- No cover is provided for the following:
- Items on the list of forbidden items as set out in the Terms;
- Money, coins, bullion, deeds, bonds, securities and the like;
- Mobile phones; and
- Goods insured under a separate policy;
- Motor vehicles, boats , trailers , caravans and any other type of conveyance or parts thereof. Please see Item 30 below.
Goods Covered subject to Specified Limitation
- Unless otherwise agreed in writing from Our insurance broker, the following limitations will apply:
- Jewellery, watches, precious stones and stamps of all kind are limited to a combined total for all such items of R5 000;
- Vintage collectables, perfume, tobacco, cigars, cigarettes and alcohol are limited to a combined total for all such items of R5 000;
- Antique furniture, furs and fine arts are limited to a combined total of R20 000 with an individual item limit of R10 000 for any single item; and
- Electronic items in the form of commercial or domestic electrical appliances and equipment will be limited to a combined total for all such items of R50 000.
- Destruction of documents, photographs and memorabilia is limited to R 5000.
Total Sum Insured
- As per the information provided by You on completion of the Rental Schedule of the Agreement, the total sum insured of Your Goods shall not exceed the sum insured You have elected. This will only be increased or decreased on written instruction from You. The maximum amount of insurance cover provided under this policy is, in all circumstances, limited to the limit of indemnity you selected in the tier of cover you have selected. (Refer above)
- All sums insured are inclusive of Value Added Tax.
Basis of Sum Insured
- Any amount payable in terms hereof shall be determined as being the current market value or replacement cost (whichever is the lower) of the stored Goods in their current condition and not on a “new for old” replacement basis.
- We do not carry out any valuation of the Goods and We are not responsible for ensuring that the current market value as stated by You in the Rental Schedule is accurate or correct. You are responsible for ensuring that the value of Goods insured is maintained at an adequate level throughout the duration of the Agreement and You should carry out regular reviews of the Goods to ensure that this is the case. If You wish to increase or decrease the value of your goods being stored, you are required to do so in writing to Stor-Age.
Under Insurance (Average Clause)
- If You fail to declare the full collective value (as described in clause 9 above) of all Your Goods on the Rental Schedule of the Agreement, You will only be entitled to recover the proportion of Your loss that Your declared value bears to the actual value at risk (as defined in clause 9 above).
Pairs and Sets
- Where any items are part of a pair or set, You will only be covered for the actual items which are lost or damaged. No payment will be made in respect of the remaining part of the pair or set and no indemnity will be provided in terms of any resultant loss in value as a result of the pair or set being disconnected.
Basis of Claims Settlement
- The settlement of any claim shall be by replacement, repair and/or compensation at Our insurer’s option. In the event of the total loss or destruction of any item covered in terms hereof, the basis of settlement will be the cost of replacing a similar item of similar condition as the original item at the time of the loss, taking into account the age, quality, degree of use and consequent market value of any such lost or damaged item. Where any claim includes the loss of or damage to paper documents, the basis of settlement shall be to indemnify You for the reasonable costs of reprinting and/or reasonable costs of reissue or reconstitution of the physical document only. There will be no indemnification of any loss of intrinsic value or the cost of re-establishing any information contained in such documents.
Policy Excess
- You will be responsible for the first 10% of a claim with a minimum of R5000 in respect of any one incident made in terms hereof.
Detention, Confiscation and Forfeiture
- The Policy does not cover any loss, damage, cost or expense directly or indirectly arising from dispossession, detention, confiscation, forfeiture, impounding or requisition legally carried out by customs, police services, crime prevention units or other officials or authorities.
General Conditions
- Misrepresentation, mis-description or non-disclosure in any material particular shall render voidable the particular item, section or sub-section of the Policy, as the case may be, affected by such misrepresentation, mis-description or non-disclosure.
Tenant’s Own Insurance
- If, at the time of any event giving rise to a claim under the Policy, You have arranged insurance with any other insurers covering Yourself against the defined events, Our insurer will be liable to make good only a rateable proportion of the amount payable by or to Yourself in respect of such event. If any such other insurance is subject to any condition of average, the Policy, if not already subject to any condition of average, shall be subject to average in like manner.
Cancellation
- The Policy or any section may be cancelled at any time by Us giving 30 (thirty) days’ notice in writing (or such other period as may be mutually agreed). In the event You vacate Your Storage Unit, the Policy shall be deemed to be cancelled as far as Your benefit under it is concerned.
- The Rental and Fees detailed in the Agreement are payable monthly in advance on or before the first day of each month and, if not received by Us by the due date, the Policy shall be deemed to have been cancelled at midnight on the last day of the preceding period of the Agreement unless You can show that failure to make payment was an error on the part of Your bank or other paying agent.
Prevention of Loss
- You shall take all responsible steps and precautions to prevent accidents or losses. You are also required to comply with and adhere to the Agreement as well as laws and regulations which are material to the risk (irrespective of whether the laws, regulations, by-laws and rules are in force at the date the Policy is issued, or are enacted after that date). The failure to adhere to the Agreement or the terms and conditions set out in the Policy or laws, regulations, by-laws and rules described above, shall entitle Us to reject any claim where such failure is material to the loss/damage.
Claims
- On the occurrence of any event which may result in a claim under the Policy, You shall, at Your own expense give notice thereof to Us as soon as reasonably possible and provide particulars of any other insurance covering such events as are hereby insured. You shall as soon as practicable after the event submit to Us full details in writing of any claim and give Us such proof, information and sworn declarations as We may require.
- You agree to examine the Goods carefully upon removing them from the Storage Unit and must tell Us about any loss or damage to the Goods as soon as is reasonably possible after doing so. In any event, We need to inspect any damage to the goods and to take photographic evidence, before You can proceed with any insurance claim for loss or damage.
- No claim shall be payable after the expiry of 24 months or such further time as We may allow from the occurrence of any event unless the claim is the subject of pending legal action.
- No claim shall be payable unless You claim payment by serving legal process on Us within 6 (six) months of the rejection of the claim in writing and pursue such proceedings to finality.
Goods Covered Only While in Storage Unit
- Your Goods will only be covered in terms of this Agreement while it is in the rented Storage Unit and specifically will not be covered while being transported, moved into the Storage Unit or while anywhere else in the Store other than in the Storage Unit.
Breach of Terms
- Any contravention or breach of any of the terms of the Agreement with Us will render any protection enjoyed in terms of the Agreement and the Policy null and void.
Substantiation
- You will be required to substantiate the nature and value of any claim in terms hereof and the amount of such claim may not exceed the maximum value of the Goods as declared herein.
Self Propelled Vehicle or Boat
- Any protection afforded in terms hereof will not extend to any type of motor vehicle or boat and that any car, motorbike, truck, pickup truck, quad bike, motor boat, fishing boat, yacht ,trailer , caravan or any other type of vehicle or boat ( or parts or components thereof), whether self propelled or not, will not be contemplated or included in terms of the Policy, notwithstanding the fact that it may be stored in the Storage Unit.
Duty of Disclosure & Restricted Goods
- It is Your responsibility to ensure that all material facts (i.e. any facts that may alter insurers’ view of the risk) have been disclosed to Us prior to Your Goods being stored at the Store. Please be aware that all insurance cover provided in terms hereof will be invalidated should You fail to comply with the list of forbidden items (as published, displayed and amended from time to time) as set out in the Agreement. A failure to conform to this list may also result in legal action being brought against You in the event of a claim. Any act of fraud or misrepresentation on Your part will render all benefits in terms hereof void as far as any claim from You is concerned.
Insurance Declaration
- We hereby expressly inform You that Stor-Age and all of their respective employees are not qualified or able to give You any advice with regard to insurance matters at all. As insurance brokers we are available (during office hours)for consultation and further information should You so desire and can be contacted via the following methods:

In this section , “We” and the like refers to Stor-Age and “You” and the like refers to Tenants of Stor-Age
- Sudden physical loss or damage to Your Goods stored in the Storage Unit caused by:

- burst pipes,
- escape of water,
- theft
- accompanied by forcible and violent entry or exit to Your Storage Unit
- fire,
- lightning,
- explosion,
- earthquake,
- storm,
- flood,
- malicious damage and
- impact by vehicles or aircraft.

How to's
- While Stor-Age take every effort to fulfil their duty of care for your goods, there are certain instances where loss and damage are beyond their control (such as a fire) and where insurance is an appropriate remedy for the losses incurred.
- In terms of this, Stor-Age have purchased an appropriate insurance policy to ensure that their customer’s goods stored in their stores are reasonably protected against such perils as are usually contemplated by an insurance policy.
- In South Africa, insurance can only be transacted by people and legal entities that are properly qualified and licensed by the Financial Services Board to do so.
- Stor-Age and all of its employees are NOT qualified and licensed by the Financial Services Board to do so.
- Intasure are the insurance brokers for Stor-Age and are a licensed Financial Services Providers ( FSP 13995) in terms of the relevant legislation. This policy results from an insurance relationship between Intasure and Stor-Age itself ( not Tenants of Stor-Age)
- Intasure have set up an insurance policy with The Hollard Insurance Company on behalf of Stor-Age that provides Stor-Age itself with the insurance covers more fully described elsewhere on this website.Premiums are paid by Stor-Age and not its Tenants. Stor-Age has done so with the intention of being able to pass the insurance protection it may receive from this policy on to its Tenants under appropriate conditions.
- All insurance transactions (including advice, policy administration and claims settlements) are dealt with by Intasure.
The benefit you may receive from the Policy shall not exceed the value You have elected and inserted when you completed the Rental Agreement or R 250 000 (Limited to R 100 000 in respect of Theft) whichever is the lower amount (inclusive of Value Added Tax). It should be based on the current market value or current replacement cost (whichever is the lower) of the stored Goods in their current condition and not on a “new for old” replacement basis. Please remember that you will always have to fully substantiate any claim you may make under this policy. Please contact Intasure should you want this to be explained in more detail.

- pack your belongings in good quality boxes and wherever possible , raise those items that are susceptible to water damage off the floor
- make up an inventory of your stored items and keep it in a safe place at home. Perhaps take photographs or a video clip of your goods once they are within the Storage Unit.
- declare anything of an unusual nature ( e.g. Household Goods + Tiles for an intended renovation) or disproportionate value ( e.g. Household goods of R 300 000 but including a R 50 000 bicycle) when you conclude your rental agreement
- there are prohibited goods that may not be stored at Stor-Age; common sense and laws determine what may be stored; check with Stor-Age staff if you are unsure
- protect your fragile goods in bubble wrap
- food crumbs or stains should be removed before self storage to avoid storing anything that may attract pests
- always place a protective cover over your soft furnishings
- secure your unit with one of our high quality padlocks
Make a Claim
- Immediately advize the Stor-Age staff of the incident
- Complete the claim form they will provide or is available here.
- Collect and Submit written quotes for repair or replacement along with claim form to Stor-Age (Please remember to include your contact name and phone numbers)
- Please supply as much accurate information as possible to avoid delays and confusion.
- Stor-Age to submit the documentation with Lease Agreement to Intasure
- Intasure will proceed to manage the claim from this point on and will correspond with you accordingly.
- Once we have received the required documents from Stor-Age we will process the claim according to its specific nature & requirements.
- We will correspond with you accordingly
- Insurers may appoint a Loss Adjustor who will make direct contact with you and will take over the claims process
- You have to abide by the rules of the Stor-Age Facility as well as the terms and conditions of the insurance policy (Please read the Terms and Conditions above)
- You have to ensure that the information you provide at all times is accurate and honest.
- You have to advize the Stor-Age staff (who will advize Intasureaccordingly) of any changes to the circumstances of your storage that may increase the chances of loss or damage occurring.
- You must take all reasonable care to prevent loss or damage occurring.
- In the event of loss or damage – you are required to ensure that all efforts are made to prevent further loss occurring and to secure the unit and its ciontents
- You may not effect repairs or replacements without the consent of the insurance company.
- Depending on the nature of your complaint, you may choose to contact either Stor-Age or Intasure directly.
- Inform the store manager of the Stor-Age facility of your desire to make a formal complaint and he/she will provide the necessary information and assistance to do so
- Contact Intasure by whichever means suits you. Please direct your complaint to Mr Jason Whiting.
- In the event that you are not satisfied with the responses received from Stor-Age and Intasure you may want to contact the insurance company or the Short Term Insurance Ombudsman
- Please inform the staff of the Stor-Age facility of your desire to make a change to the terms of your agreement and he/she will provide the necessary information and assistance to do so. They will then inform Intasure accordingly on your behalf.
